Believe the truth really is stranger (better) than fiction

If you've ever played Robert Kiyosaki's Cashflow 101 board game that teaches you how to 'get out of the Rat Race' then you have no doubt run across an opportunity card that made you ask out loud, "Why can't there be deals like this in real life", or say, "It's just a game, there are no real deals like this".

Your belief system is about to change.  Not only are there plenty of deals right now just like those opportunity cards in the game, there are better deals out there.

The object of Cash Flow 101 is to get out of the "Rat Race" which is a small circular 'track' in the bottom center of the game board, and onto the "Fast Track" and achieve your pre-selected "Dream".  The fast track is a large track around the outside of the board where the deals are unbelievable, and life is a bit easier. 
The way you exit the rat race is simple:  you buy assets that produce a monthly cash flow, such as a rental house- the monthly cash flow is called "passive income" because it does not come from working.  Passive income is collected in addition to your hourly wages or annual salary.  When your "passive income" exceeds your monthly expenses, you are out of the "Rat Race" because you no longer rely upon work to pay your monthly expenses.  You get the opportunity to invest in assets like rental houses when you land on an "Opportunity" space.  An example of an "Opportunity" might read as follows:

In the real estate boom days when we would play, someone would inevitably lament that there were not any deals like this in "real life".  I mean, it is kind of a "no-brainer" isn't it?  If you knew you could put $15K on the balance sheet and add $100 to the income statement for just $3K out-of-pocket, that's a pretty easy decision.
 
Given the objective of the game- there's no reason not to do the deal.  It's just a game after all, and that $100 is $100 in passive income towards your objective of having your passive income exceed your expenses so you may exit the rat race.

Words like "no brainer" don't even begin to describe this second deal- yet, that describes just one of my last three real-life deals.
